Property Management Services
Yes. All of our properties have garages with additional parking available in the street or driveway. The Founders Pointe and Fraser Crossing buildings in the resort village have a heated underground parking garage that is free during the spring, summer, and fall. The resort charges $16.00 daily to park in the garage during the winter ski season.
Normally check-in is 4:00 PM and check-out is 10:00 AM, but that can be adjusted if available.
Guest will go directly to the property upon arrival since all of our rentals have keyless entry.
We will provide a full refund if you need to cancel your reservation up to 14 days prior to your arrival. If the cancellation occurs within 14 days of your arrival, no refund or credit can be provided. WE HIGHLY SUGGEST TRAVEL INSURANCE IN CASE YOUR PLANS CHANGE, WHICH WILL REIMBURSE YOU FOR YOUR TRIP COSTS. THE INSURANCE CAN BE PURCHASED DURING THE RESERVATION PROCESS.
Yes, we have a large assortment of board games, FREE movie channels, wireless Bluetooth speakers to stream your music, FREE high speed wireless internet, HD Smart TV’s with surround sound and online applications like Netflix and Hulu, and a portable crib and booster chair with tray.
There are several excellent restaurants in the area with diverse cuisine. Menu guides are available at the Winter Park Visitors Center.
We handpick all of our available properties which include fantastic views of the mountains, rivers and the resort.
Yes, all of our properties come equipped with a laundry room which is supplied with detergent.
There is no smoking allowed in any of the rentals which will include a $500 fine for non-compliance.
Authorized pets are only allowed in our designated pet-friendly properties. Pets are required to be supervised at all times and are not allowed on the furniture or beds. They must also be in a crate if left alone. A fee of $49.00 daily will apply. Additional fines will apply for non-compliance which will be supervised by our housekeepers
Generally speaking the earlier the better, since we normally sell out for the majority of the winter and summer seasons, especially during the holidays. You can check availability through our website.
The properties are completely equipped from top to bottom with everything you should need for your stay, including a fully stocked gourmet kitchen, smart TV’s with Netflix’s, Bluetooth wireless speakers to stream your music, board games, and books, portable crib, booster high chair, all paper products including soaps, shampoos, conditioner, lotions, towels/linens, coffee, spices, and other essentials.
Yes, There is a large Fireside Market grocery store in downtown Winter Park and a Safeway grocery store in nearby Fraser.

A few properties are but the majority are not since at 9,000 ft. in elevation the temperature is usually very mild and cool. There are typically ceiling fans in each bedroom and the living room for additional cooling if needed.
1. Snow Removal: As agreed upon in the rental agreement, our snow removal team cannot be turned away. We kindly request you allow them to make their rounds and complete the snow removal as needed including entering the property for any upper floor patios. Thank you for your understanding on this!
2. We recommend a quick inspection of the rental immediately upon arrival. Please contact us immediately if you notice anything not functioning properly or missing.
3. Pets: Only pre- authorized dogs that have paid the nightly pet fee are allowed in designated dog friendly properties. Additional fees will be charged for non-compliance which will be supervised by our housekeeper.
4. There is NO SMOKING allowed on this premises. Violators will be fined.
5. Daily housekeeping service is not available.
6. Please do not move the furniture or adjust any of the TV’s or other electronics. If you are experiencing technical issues, please call us and we will assist you ASAP.
7. Due to unpredictable weather, please close all windows and doors whenever you exit the property.
8. Please turn off the gas grill and gas line or tank after use.
9. The property does not have air conditioning. Please use the fans and windows for cooling. At 9,000 ft. the mountain air will cool the home down quickly. Do not leave doors open as there is wildlife of all shapes and sizes that can enter the home.
10. The fireplace is on a timer, so please turn off after use.
11. Free parking for cars is available. Most of the properties do not accommodate RV’s so please contact us for authorization.
12. Use the supplied cutting boards when preparing meals to protect countertops.
13. The smart TV’s in the home have several channel apps including Netflix.
14. Empty the trash cans when necessary and put the trash in the dumpsters.
HOT TUB USE & RULES (applies to units advertised as having a hot tub only):

Use of the hot tub is strictly at your own risk and liability. Our hot tub maintenance will sanitize and replenish chemicals in all hot tubs prior to your arrival. If additional maintenance is required during your stay, or the next guests are unable to use the tub due to conditions resulting from your failure to observe the following rules, there will be a $50 charge (and cost of supplies if necessary) for each hour of required maintenance. A $25 refund/night will be given if you are unable to use the hot tub due to malfunction not caused by Guest(s).

1) ALWAYS SHOWER BEFORE USING THE HOT TUB. Body oil, makeup, hair products, etc. clog filters.
2) An adult must always accompany children.
3) Any hot tub non-compliance that requires a drain and fill after your departure will result in a maintenance fee of $75.00.
4) Do not sit, stand or lie on the tub cover; a $300 charge will be made if the cover is broken this way.
5) Fold the hot tub cover over the metal bar to open and DO NOT place it on the ground.
6) Replace cover when you are not in the tub and secure the safety strap to conserve heat, for safety, and to keep debris out of the water.
7) If temperature has been adjusted during use, MAKE SURE to return the temp to the original setting when done.* Failure to reset may cause the hot tub to over-temp & stop working, possibly resulting in additional charges.
8) Use non-breakable drink containers in the tub area.
9) DO NOT ADD ANYTHING TO THE HOT TUB WATER such as bubble bath & oils, even if they say they are compatible.
10) If the water level is low (below the filter intake) add more water or call, as low water can destroy the pump, resulting in additional charges.
11) If the water looks cloudy or dirty, please call.* If it is found that the service is necessary due to Guest abuse, the Guest will be responsible for the charges.

(*Hot tubs may be drained and refilled before your arrival; therefore, it may not be warm until later that evening. Also, due to the high mineral content in the mountain water at some of our rentals, the hot tub may initially appear cloudy until the minerals settle. If the conditions persist, please call.)

There are no Uber’s in Winter Park, take the LIFT! Free Local Shuttle: The Lift is a FREE shuttle that services all of Winter Park and Fraser. The Lift Rider app lets you view the real-time location of the bus, get estimated arrival times, and set stop reminders so you never miss the bus. Apple Download and Android Download. We highly encourage you to download the app to your phone, so you can track the bus in real time. The shuttle stops and bus routes can change every season, so we encourage guests to check with The Lift transit directly for the most up to date shuttle information.

Their website lists out all of our activities, descriptions, and time of year in which you can use each activity. We offer 1 free activity, for 1 guest, of each activity for each day of your stay. Again, please don’t wait to book your activities, as we are subject to our partner’s availability.
No, we only have the ability to rent on a nightly basis and the best we can offer is 10% off stays of 7 nights or longer.
Transit in the area can be very limited. It is possible to get around town without a vehicle but we strongly recommend doing your research on how you will get around prior to arrival so you don’t end up in a bind once you are here.
If you are not accustomed to winter weather driving we strongly recommend a 4-wheel drive vehicle. Roads and driveways are regularly maintained, but in a community that averages upwards of 400 inches of snow per season, roadways and driveways remain snow packed for the majority of the Winter Season.

Locally owned, the Fisher’s have put some work into what used to be known as Fraser’s only bar and restaurant, the crooked creek saloon. Their entire menu is made from scratch – so make sure to stop by!

You can taste the authenticity in every dish, starting with their salsas. If you’re a fan of tortas, look no further. Julio’s is for you.

Locally owned and perfectly placed outside Fraser River Brewing, Shreddy serves tacos that make you feel like you flew to Mexico. If you’re vegetarian, try out her cactus quesadillas! This brewery also offers take-out growlers and cans of some of their specialty beers. If you’re in search of hard kombucha, that’s also served at this artsy brewery. Aside from the brews, they have some of the best gifts, beanies and hoodies, to bring home.
